This comprehensive overview will help you understand the scope of our services and what to expect in the coming year.
For customers who pay a service charge for any of the services below:
- Grounds maintenance
- Communal area cleaning
- Window cleaning
These services will continue the same rolling repeated cycles unless for example poor weather or access issues prevent them from going ahead. Where a service cannot be carried out this will be caught back up at the nearest opportunity.
This schedule will also repeat year on year, if there are any changes to the above schedule we will notify customers of this.
Grounds Maintenance
- March 2024: 1 visit – Grass cutting, lawn edging, litter pick, hedge pruning, weed treatments.
- April to October 2024: 2 visits per month – Grass cutting, lawn edging, litter pick, hedge pruning, weed treatments.
- November 2024 to February 2025: 1 visit per month – Litter pick, hedge reductions, moss treatment/removal.
Communal Cleaning:
- January to December 2024: 2x visits per month – Mop/hoover floor covering, wipe down surfaces, clean light fittings, stair nosing, banisters, and balustrades.
Window Cleaning:
- January to December 2024: 1 visit per month – Clean all external window glazing with the reach and wash system.
These services will continue on a rolling cycle unless poor weather or access issues prevent them.
If a service cannot be carried out, it will be rescheduled at the nearest opportunity. The schedule will repeat annually, and any changes will be communicated to residents.
Tree maintenance requests:
Our stance on tree works remains that only emergency works (e.g., damaging properties or posing immediate health and safety concerns) will be undertaken. High winds or storms may necessitate emergency tree removal, but these instances are rare.
Please raise any issues to ensure we provide accurate information to our customers at the first point of contact.
Following a review of our tree maintenance services and the costs involved, please find below guidance on what tree maintenance requests will be actioned and the reasons for this.

General Let Property (House): Residents who do not pay a service charge for grounds maintenance are responsible for maintaining their gardens, including hedges, ivy, and any trees.

Trees in Communal Areas (Service Charge Paid): MSV conducted tree surveys in communal spaces in 2022. Trees requiring emergency or essential work have been addressed, and non-essential works will be completed over the next three years, budget permitting. A re-survey will occur in 2025.

Trees Affecting Private Property: Private homeowners can trim overhanging branches from MSV property. If not possible, the property where the tree is situated is responsible for maintenance.

Trees for Repairs: Trees or stumps needing removal for repairs will be managed as part of the repair by property care to ensure proper budget allocation.

Trees Blocking Light: The law states there is no right to light. Tree works will only be performed as identified by tree surveys, following a managed, budget-dependent approach.

Ivy Removal: Ivy encroaching on windows and gutters should be reported for repair to MSV via enquiry@msvhousing.co.uk as it is not covered under general gardening duties.
