We know that rent is an important part of your budget, and we want to be open about any changes.

From 1 April 2025, rents will increase by 2.7%, following government guidelines. This helps us continue investing in your home and community, ensuring they remain safe, comfortable, and well-maintained.

Your rent increase is based on the Consumer Price Index (CPI) at 1.7% (as of September 2024), plus an additional 1%, in line with national regulations.

Why is my rent increasing?

We do our best to keep rents and service charges as low as possible, but to continue delivering services that meet customer expectations, we must reflect the increasing costs of maintaining and improving homes.

As a not-for-profit organisation, the money from rents is reinvested into homes, neighbourhoods, and services and helps us to:

  • Continue providing essential services, such as repairs.
  • Invest in homes to ensure they are safe, warm, and up to date.
  • Keep rents affordable while making sure customers can continue to pay.

What about my service charges?

Service charges reflect the cost of providing services and are reviewed annually. Any increases have been phased to minimise impact, ensuring they remain affordable while covering rising costs. Not all customers pay service charges, but where they apply, these are eligible for Housing Benefit.

What will my new rent be?

Enclosed with this leaflet is the formal notification of your new weekly rent, effective from 1 April 2025. If you pay a service charge, you will also receive a detailed breakdown.
